A square footage discrepancy disclosure is a statement in the lease or listing that acknowledges this difference and protects the landlord from disputes when a renter later measures their unit and finds it smaller or larger than advertised.

Property managers and owners use disclosures for several practical reasons. Building blueprints may show gross square footage (including walls, mechanical spaces, and common areas), while renters calculate usable living space differently. Older Houston properties sometimes lack precise unit-by-unit documentation. Floor plans can also vary within the same unit type, especially in mid-rise or converted buildings.
