What is pro-rated rent?
Pro-rated rent is rent calculated on a daily basis for a partial month, charged when a tenant's lease begins or ends between the first and last day of a calendar month.
Pro-rated rent refers to the portion of monthly rent owed for less than a full month, calculated by breaking the monthly amount into a daily rate. When you move into an apartment mid-month or move out before month's end, your rent charge covers only the days you occupy the unit rather than the full monthly amount.
The calculation works by dividing the total monthly rent by the number of days in that month (typically 28 to 31 days), then multiplying by the number of days the tenant actually resides in the apartment. For example, if an apartment rents for $1,200 monthly and you move in on the 15th of a 30-day month, you would owe rent for 16 days of occupancy, not the full month.
In Greater Houston apartments, pro-rating matters at two points: at lease start when move-in dates don't align with the first of the month, and at lease end when tenants move out before the final rent payment cycle. Property managers typically apply this calculation to ensure neither landlords nor tenants pay for occupancy that did not occur. Understanding pro-rated rent helps you anticipate your actual first-month payment and final balance when your tenancy begins or concludes mid-month.
