Effective rent is the true average monthly cost of a lease after concessions (such as free months or move-in waivers) are spread across the full lease term, often lower than the advertised market rate.

Effective rent accounts for the actual monthly housing cost when concessions reduce what a resident pays upfront or throughout the lease. Rather than looking only at the advertised monthly rate (market rent or face rent), effective rent divides the total value paid over the entire lease period by the number of months in that period.
